If you are behind on your mortgage, the first step is usually the hardest: telling someone where things really stand. Many homeowners wait, hoping the problem resolves itself. Meanwhile, letters pile up, options narrow and deadlines move closer.

A confidential call changes that. In one conversation you can learn where you stand, what choices are still open and what to do next. Here is what happens when you book a Zoom call with KW Home Solutions, so you know exactly what to expect before you dial in.

Before the call: what to have handy

You do not need a stack of paperwork to get started. If you have them nearby, these help us give you clearer answers:

  • Your most recent mortgage statement

  • Any letters from your servicer or lender, especially anything about default, a missed payment or a sale date

  • A rough idea of how many payments you have missed

  • Any second mortgage, HELOC or HOA balance on the property

  • What you would like to happen, even if you are not sure it is possible

If you cannot find something, book the call anyway. We can work out the rest together.

During the call: what we will talk about

The call is a conversation, not an interrogation. We will listen first, then help you sort out the picture. Most calls cover four things:

  1. Where you stand today. How far behind you are, what notices you have received and whether a sale date has been set.

  2. What your home may be worth. A realistic look at value against what you owe, because equity often decides which options make sense.

  3. What you want. Some homeowners want to keep the home at almost any cost. Others are ready for a fresh start. Both are valid.

  4. Your next step. You leave the call knowing what to do next, whether that is calling your servicer, gathering documents or simply taking time to think.

The options we walk through

Every situation is different, but most homeowners have more choices than they realize. Depending on your situation, we may talk through:

  • Keeping the home. Reinstatement, a repayment plan, forbearance or a loan modification through your servicer. See mortgage retention options.

  • Selling with equity. If your home is worth more than you owe, a traditional sale can pay off the loan and put the difference in your pocket. See traditional equity sale.

  • A short sale. If you owe more than the home is worth, your lender may agree to accept less than the full balance. See short sale help.

  • A cash offer. Faster and simpler, but it usually means a lower price. See cash offer vs. traditional sale.

Why timing matters

The earlier you reach out, the more options you usually have. Federal mortgage servicing rules give homeowners some important protections, but several depend on timing:

  • The 120-day rule. For most home loans, a servicer cannot make the first notice or filing to start foreclosure until the loan is more than 120 days delinquent (12 CFR 1024.41(f)). That window is valuable time to explore options.

  • The 37-day rule. If your servicer receives a complete loss mitigation application more than 37 days before a scheduled foreclosure sale, it generally cannot move forward with the sale until your application has been fully decided, with limited exceptions (12 CFR 1024.41(g)).

State laws add their own notices, timelines and rights, and they vary widely. Find yours on our foreclosure help by state page.

What the call is not

A confidential call with KW Home Solutions is a chance to get information, not a commitment. You will not be pressured to sign anything, list your home or make a decision on the spot. We will not promise outcomes that only your lender or a court can decide.

Protect yourself from anyone who does. Be cautious of anyone who asks for large upfront fees, tells you to stop talking to your servicer, guarantees they can stop a foreclosure, or asks you to sign over the deed to your home. Our post on who calls after a default notice explains how to spot these offers.
