What the review actually covers

We work through the same nine items every time, because they are what determine which paths are genuinely open to you. You end with recommended next steps in writing. Sometimes those next steps are entirely ours. Often they are not.

You do not need any documents to start a conversation, and missing paperwork is not a reason to delay. But the more of it you have, the more precise the review is: your most recent mortgage statement, a payoff demand if you have requested one, any letters or recorded notices from the servicer or trustee, statements for any second mortgage or HELOC, your most recent property tax bill, recent HOA statements including any special assessment, and a rough list of repairs you know the property needs.

Value comes first, from recent comparable sales rather than an automated estimate. Then the debt side, from your actual payoff and a title picture rather than remembered balances. Then the calendar, because the time remaining is what narrows the list. Only then do we talk about paths, and we talk about all of them, including the ones we are not part of.

1. Current Property Value

What your home would realistically sell for today, based on recent comparable sales in your own neighborhood rather than an automated online estimate. This is the number every other figure is measured against.

2. Estimated Equity

Your value less everything owed against the property. Many homeowners assume a delinquency means they are underwater. Being behind on your mortgage does not necessarily mean underwater, and this is where we find out.

3. Mortgage Payoff and Lien Position

Your actual written payoff, not a statement balance, plus every junior lien: second mortgages, HELOCs, tax liens, judgment liens and unpaid HOA balances. These are the items homeowners most often forget, and each one changes what a sale would net.

4. Where You Sit on the Foreclosure Timeline

Whether a Notice of Default has been recorded, whether a Notice of Trustee Sale has followed, and what dates are actually fixed. Time is the one thing that cannot be recovered later, and it is what narrows the list of options.

5. Retention Options for Your Loan

Reinstatement, repayment plans, forbearance and loan modification, and which of them realistically fit your situation. Every one requires approval from your lender, investor or mortgage servicer. We do not approve or administer any of these programs.

6. What a Traditional Sale Would Net

If you have equity, what an open market sale would realistically return after the payoff, the liens and the costs of selling. Usually the strongest result where there is enough time to market the property properly.

7. What a Cash Offer Would Look Like

The same property, priced for speed and certainty instead of maximum exposure. Sometimes the right trade when the timeline is short or the repairs are heavy. You see both numbers side by side rather than one in isolation.

8. Whether a Short Sale Is in Play

If the payoff and liens exceed what the property will bring, whether a lender approved short sale is realistic. It requires the lender to agree, and nobody can promise that approval in advance.

9. Auction or Expanded Marketing

Where the property or the timeline calls for it, a broader time boxed marketing approach that can create competition on a fixed schedule. Useful when the calendar is short but the home still deserves more than one number.
