This region contains some of the shortest runways a homeowner will find anywhere. Georgia can complete a sale about a month after the first notice. Mississippi does not require the lender to mail you anything at all under state law. Florida, by contrast, requires a full lawsuit.

  • Alabama — 180-day homestead redemption, and a 10-day possession trap

  • Florida — judicial, with a one-year deficiency clock

  • Georgia — 30-day notice, first-Tuesday sale, no redemption

  • Kentucky — judicial, with redemption only below two-thirds of appraised value

  • Mississippi — three weeks of ads, and unlimited reinstatement

  • North Carolina — a clerk-of-court hearing and 10-day upset bids

  • South Carolina — judicial, with a 30-day appraisal right on deficiency

  • Tennessee — 20-day notice, and a redemption right usually waived

  • Virginia — a 60-day owner-occupied notice, and little else

  • West Virginia — 20-day notice and no fair-value defense

What is true across the region

Most of these states foreclose without a court, and most give no post-sale redemption — Alabama is the exception, with 180 days for a homestead. Notice periods are short, and none of these states runs a mandatory mediation program. That combination puts the weight on acting during the federal 120-day delinquency window, before the first state notice ever issues.
